November 2018 Stats Update



Please find Metro Vancouver's Real Estate Update for November 2018 below:


Total Sales were 1,608
This is a 42.5% decrease compared to Nov 2017 with 2,795 sales; and 18.2% decrease since Oct 2018 with 1,966 sales.
- Detached sales were 516, which is 38.6% decrease from the 841 detached sales in November 2017
- Apartment sales were 810, which is 46.3% decrease compared to the 1,508 sales in November 2017.   
- Townhouse sales were 282, which is 36.8% decrease compared to the 446 sales in November 2017.


Total Accumulated Homes Listed for sale were 12,307
This is a 40.7% increase compared to November 2017 with 8,747 homes listed; and a 5.2% decrease compared to October 2018 with 12,984 homes listed. 


Newly Listed Homes for sale  were 3,461
This represents a 1.4% decrease over November 2017 and a 1.9% decrease compared to October 2018.


Sales-to-active listings ratio was 13.1%
(Buyer's Market is below 12%, Balanced Market is between 12-20%, Seller's Market is above 20%)
- Detached: 8.9%
- Apartment: 17.6%
- Townhouse: 14.7% 


The MLS® Home Price Index (HPI) composite benchmark price was $1,042,100        
This represents a 1.4% decrease since November 2017 and a 1.9% decrease compared to October 2018.
- Detached HPI is $1,500,100. This represents a 6.5% decrease from November 2017 and a 1.6% decrease compared to October 2018.
- Apartment HPI is $667,800. This represents a 2.3% increase from November 2017 and a 2.3% decrease compared to October 2018. 
- Townhouse HPI is $818,500. This represents a 2.6% increase from November 2017 and a 1.3% decrease compared to October 2018.
